You have some great strategies in your blog,  ...  I would caution you on one of them, though... that is the "personal note".  The best compliment a Seller can receive is a very attractive offer and terms.  Personal notes tend to get real estate agents in trouble with Fair Housing Laws.  Best wishes!!!
