You are not allowed to fall in love with a house!

Remember when we would take our time researching properties, plan our home tour a few days in advance, and then sleep on it, maybe even go back for a second look, before writing an offer? Remember when Real Estate moved at a much slower pace? When buyers asked how will we possibly know when we've found the one, and I'd answer with: you'll just feel it as soon as you walk into the home!?

Times have changed* (*temporarily because Real Estate is cyclical and an extreme sellers' market will eventually move towards a balanced one and on to one that favors buyers. Don't ask me when, however, my crystal ball just broke. Chances are that we won't see a trend toward a balanced market anytime soon - there's simply too little inventory to satisfy record demand.)

Now - in 2021 - there's no time to waste, we are watching for new listings daily and are Homesnapping on the go! It can be a struggle to get appointments lined up just right, or squeeze one into a 15 minute window. And there may not be any time slots available for a second look. Buyers may still get a night or 2 to sleep on it - the trend in Maryland is to list towards the end of the week, get all the folks through the door over the weekend, and review offers beginning of the week.

In today's wild wild Real Estate West, my buyers are no longer allowed to fall in love with a house at first sight! We have to wait until we hold a ratified contract in hand before butterflies are allowed to flutter. Chances are we'll be collecting a few rejections before getting the one!* Chances are they'll be buying it as-is. Chances are they'll be doing the inspection with a right to void only.

We will still make sure that offers are only written on houses that meet my clients' criteria, I will still talk my buyers out of a house that I know is not the right fit or that comes with a laundry list of problems. But we do have to manage expectations and contain our excitement.

Once we hold a ratified contract in our virtual hands - and that day will come! - and the inspection does not reveal any major deal breakers, then we can set the butterflies free. By the time settlement rolls around, you are all set to fall head over heels and feel all the feelings.

You are not allowed to fall in love with a house - until we have a ratified contract in hand that is!

Hello Andrea - buyers have long come in many varieties and that's still true.  I learned a long time ago and it's true years later - it's not a "done deal till it's signed, sealed and delivered.   Patience is a buyers friend although not as much a constant companion as one might think.

We are always managing expectations and reminding clients that it's not a done deal until ... it's tough to not fall in love with a home at first sight sometimes. Since I am dreaming of a new place, too (just as soon as I got all my clients under contract and have time to look 😉) I can emphasize Michael Jacobs

Andrea I always smile does not matter if it is a $500k or  $5 million home buyers tend to fall in love and all business sense goes to the way side... I keep their expectation down and they appreciate it, Endre

You and me both Endre Barath, Jr.! It's really difficult at times, when a house checks all my buyers' boxes and I can watch them fall in love with it - but I also know that there's a lot of competition. Having to deliver news of rejection is one of the toughest aspects of this business for me.

Even in slower markets when a buyer wasn't completely sure right away, by the time they were, the property was already under contract, haha.

Hi Brian! When a buyer isn't a completely sure, then they subconsciously know it's not the one - or are forever hoping for something better to come along.

Hi Andrea - who knew this day would come.  It is like hoping for the coveted job offer.

Such an emotional rollercoaster Grant Schneider. Since I'm such an empath, I've also gained quite a few gray hairs in this market. Delivering a(nother) rejection = so so tough. Delivering the "you-got-it-news" = the best feeling!

Good morning Andrea! Yes, it is a market like I haven't seen since the 80s

I can compare it to 2005/06 but not to the 80s Rocky Dickerson - I was just playing with (doll)houses at that time 😄

What similarities - or not are you seeing? I think this would make an excellent blog post!

Andrea, I had two sets of first-time buyers that I said the same thing to!   They would get all twitter pated with the home, and they would lose out.  I told them, don't fall in love until after the inspection!

I so feel them Joan Cox! I am looking around for a new home, too, and I'm finding it hard to not fall in love. The disappointment is real for a moment when I see the Under Contract sign, but then I remind myself: when it doesn't work out, it's not the right house!
