Spring is here, and with it comes lots of rain (at least where I live). Being a homeowner and rental property owner, there are several things to do to keep my houses in top shape during this season.
The true cost of homeownership is higher than you think, but keeping up with preventative maintenance will lower costs in the long run!
1. Clean out the gutters
Gutters are great for diverting water off of your roof and away from the foundation. But if they are clogged with leaves, sticks, and other debris, they aren't doing their job.
Make sure to keep you gutters clear to keep the water going where it's supposed to. It will also help prolong the life of your siding and fascia as the water isn't sitting in and around the gutters and rotting the wood.
2. Give your HVAC a tune-up
With the warmer weather outside, it's always a good idea to check your HVAC and make sure it's running well.
- Check the air filter inside the air handler and replace if necessary.
- Clean the outside condenser unit.
- Check the drain line and make sure it is clear.
- If desired, get it serviced by a pro.
Just like going to the doctor, giving your HVAC a regular check-up can prolong it's life and make it cheaper to maintain in the long run.
3. Check for leaks
There's never a bad time to inspect your plumbing, but as adding it to your spring cleaning checklist is a good idea.
Check for leaky faucets, drips in pipes under the sink, or any standing water near the dishwasher or in the laundry room that could be a sign of trouble. You should also make sure the seals are tight on any plumbing connections (for example your showerhead).
If in doubt, a good plumber can do an inspection and fix anything that needs to be maintained.
