Can I (Should I) Buy Or Sell A Home Without A Real Estate Agent?

TEMPTED TO BUY OR SELL A HOME WITHOUT A REAL ESTATE AGENT?

Let’s be honest. If you’re in the market to buy or sell a home in the Greater Charlotte area, you’ve probably asked yourself that very question.

Turn on the news, and you’ll hear stories of multiple offers and even bidding wars for homes in our area. You may even have thought… “I could sell my home myself and save a ton of money!”

And the truth is, you don’t legally need an agent to buy or sell a home.

But should you use an agent? Now, that’s a whole other matter!

There's no doubt that today’s real estate market is one of the fastest-moving in recent memory. With record-low inventory in many markets, including the Charlotte region, we’re seeing multiple offers—and sometimes even bidding wars—for homes in the most sought-after neighborhoods. This has led some home sellers to question the need for an agent. After all, why spend money on a listing agent when it seems that you can stick a For Sale sign in the yard then watch a line form around the block?

Some buyers may also believe they’d be better off purchasing a property without an agent. For those seeking a competitive edge, proceeding without a buyer’s agent might seem like a good way to stand out from the competition—and maybe even score a discount. Since the seller pays the buyer agent’s commission, wouldn’t a do-it-yourself purchase sweeten the offer?

We all like to save money. However, when it comes to your largest financial asset, forgoing professional representation may not always be in your best interest. Do the benefits outweigh the risks (and considerable time and effort) of selling or buying a home on your own—so you can head to the closing table with confidence?

In our latest blog post, we explore this question in-depth, openly and honestly. You can find it here → Should I Buy Or Sell A Home Without An Agent?

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila... all that, plus the liability you face if you try to go it alone. People often forget about that.

Michael Jacobs for sure, Michael... can and should are two totally different things. I've met many a FSBO who was in a coulda, woulda, shoulda frame of mind after trying to do it on their own.

Nina, I always smile when I see similar posts and questions... here in CA you need about 15 pages now to get a listing and about 30+ pages to get an offer accepted... and we have not even reached into all the other forms...Welcome to Litigious CA and please feel free to sell your home on your own maybe at the end of the transaction the buyer will get if for free after all the litigations:) so please do not use a Realtor and spend all that money on commissions:))))))))))Endre

Rocky Dickerson good morning, Rocky... I had that discussion with a client just the other day... there's the risk of litigation and also the security risk when you don't know who's coming into your home or whose home you might be entering.

Hi Nina - even in this market FSBO realize soon they are in over their head.  I think most of them end up with a Realtor don't they?

Grant Schneider hi Grant... not only do statistics show that there are fewer FSBO's these days, most that do go on as a FSBO do end up listing with an agent. Nothing is as simple as it looks.

If I hear of someone trying to buy or sell a home without a real estate agent, I immediately have disdain for them and know they aren't the sharpest tool in the shed, haha.

Brian England hi Brian... I don't know that I would immediately feel people aren't all that sharp if they are trying to buy or sell on their own... more often they are simply uninformed. Personally, to the extent that many people are uninformed I blame our industry... we do not do a good enough job of  explaining our value to the public.
