If you do the video right... they do Bill Salvatore - YVP Blog ! "The smooth cool soapstone counter top in this new custom cabnet kitchen " as you run your hand along it works. Chirping birds and running water out by the brook... it makes the connection no matter where your buyer is. I live in rural Maine, my buyer from Nashville, TN or Malibu Ca or out of the country thrives on these videos. We do another facetime video slow and personal wherever the buyer directs me. So so many cash sales, never meet the buyer in person thanks to video.

Since the vast majority of people first see a listing online, I would think that a video tour is much more effective than an open house.

Every new listing that comes on the market is not so easy to trot up and back to when the buyer is many states away. That's where videos do the "we'll deliver it to you" round the clock. The buyer subscribes to the video channel, hears the ding ding of a new upload. Simple.

As for Open Houses, in Sedona, this is becoming a "thing" again because of the pandemic.  Rather than showing after showing,  many agents and sellers are opting for a one-day or weekend open house and accepting all offers for a day or two.
