GATED COMMUNITIES IN GREATER CHARLOTTE

Unlike in many other major metropolitan centers around the nation, Charlotte does not have a large number of gated communities. At least partially this is because in a gated community the roads are considered private and the counties won't maintain the roads within the community. This results in either much higher HOA fees or regular assessments to maintain the private roads. Many home buyers simply don't want to pay those higher fees or assessments.

 

ADVANTAGES OF GATED COMMUNITIES

Living in a gated community provides some homeowners with a sense of additional security, prestige and exclusivity, as well as privacy.

 

You'll have fewer solicitors or strangers knocking on your door or people wandering through your neighborhood whom you don't know.

 

Through traffic in a gated community will most likely be lighter. This makes a community quieter and streets safer for kids.

 

DISADVANTAGES OF GATED COMMUNITIES

Additional costs to live in a gated community can be considerable. HOA fees can be significantly higher to pay for the security costs, infrastructure repairs, and other services that come with living in a gated community.

 

If a community's gate isn't protected by a guard but relies on a keypad-operated system, problems can and do arise. Security codes can be  compromised easily when homeowners are routinely giving them out to friends, family, food and package delivery people, and other random visitors. Broken gates can also cause entry and exit issues. 

 

An argument can be made that homeowners' privacy is "violated" in the sense of being monitored when every person who comes to their home has to be approved prior to entrance in those communities protected by a guard at the entrance.

We have very few here but it is a different market for sure and now the gated ones albeit pricey for the area are selling for sure. As you state I see the pros and cons as well especially if no one is ever at the gate.

Charles Stallions hi Charles... on the whole gated communities are the more expensive ones and have some pretty hefty hoa fees associated with them. Those expenses are worth it to some people and not so much to others.

      The gate that keeps others out, can keep you in. 

     Several years ago, an electric gate at a Tallahassee neighborhood malfunctioned.  The manual override was also jammed or something, so the gate remained shut.   Cars were backed up waiting to get out.  Some men used tools and forced it open.  That story made the local news!

Nina, I think you covered the pro's and con's of a gated community. I think a higher price point reflects a gated community. Not having to pay  HOA'S can make a huge difference on your monthly overhead.

Fred Griffin Tallahassee Real Estate hi Fred... I do see cars backing up at gated communities because of glitches in the automatic gate opener. If I lived in a community and couldn't get in or out quickly I'd be pretty ticked off, especially since I'd be paying for that "amenity."

Steven Nickens hi Steven... a very big percentage of our communities are HOA communities, but the difference in HOA fees is quite huge between the gated and non-gated communities... the non-gated might pay hundreds for an entire year, while the gated pay hundreds each month. Interestingly, many of our most "exclusive" and expensive communities are not gated.

We don't have all that many gated communities. Most people are more interested in the home and the community. A big percentage of our communities has an HOA which handles the community pools/activity centers and tennis courts.

You've shared some great points about the pros and cons of living in a gated community. Some buyers I've found, have a preference for them while others wish to avoid them. We have a modest number of them in Carlsbad, and in other nearby communities do as well, particularly Rancho Santa Fe, our most expensive community.

Jeff Dowler, CRS good morning, Jeff... no doubt, gated communities are a personal choice. Here in Charlotte there's not a lot of opportunity to exercise that choice as we don't have all that many gated communities.
