GATED COMMUNITIES IN GREATER CHARLOTTE
Unlike in many other major metropolitan centers around the nation, Charlotte does not have a large number of gated communities. At least partially this is because in a gated community the roads are considered private and the counties won't maintain the roads within the community. This results in either much higher HOA fees or regular assessments to maintain the private roads. Many home buyers simply don't want to pay those higher fees or assessments.
ADVANTAGES OF GATED COMMUNITIES
Living in a gated community provides some homeowners with a sense of additional security, prestige and exclusivity, as well as privacy.
You'll have fewer solicitors or strangers knocking on your door or people wandering through your neighborhood whom you don't know.
Through traffic in a gated community will most likely be lighter. This makes a community quieter and streets safer for kids.
DISADVANTAGES OF GATED COMMUNITIES
Additional costs to live in a gated community can be considerable. HOA fees can be significantly higher to pay for the security costs, infrastructure repairs, and other services that come with living in a gated community.
If a community's gate isn't protected by a guard but relies on a keypad-operated system, problems can and do arise. Security codes can be compromised easily when homeowners are routinely giving them out to friends, family, food and package delivery people, and other random visitors. Broken gates can also cause entry and exit issues.
An argument can be made that homeowners' privacy is "violated" in the sense of being monitored when every person who comes to their home has to be approved prior to entrance in those communities protected by a guard at the entrance.
