It's Raining in Everett - Active Raining

 And I'm not talking weather here.  I was minding my own business the other evening, blogging, entering a listing and doing other paperwork for my listings. when I got a phone call from a prospective client.  She was on the internet looking for agents.

She had some questions regarding her financing and the manner in which her home was listed prior.  She listed with an agent that was a lender as well. Now, don't get me wrong, some people are capable of wearing both hats. Unfortunately, this agent was threatening her with "you have bad credit" "no one will give you a loan but me", "so therefore I HAVE TO HAVE YOU LISTED!"

She was distraught, she phoned another lender prior to calling me and found out her credit was just fine! So on goes our conversation. What intrigued her, she found me on ACTIVE RAIN and wanted to know "what do these numbers mean, (the points)." She asked how we acquired those.  She wanted the TOP AGENT IN EVERETT, and clicked on EVERETT and viola there I was. Her response, "well if you're the best, I want you to list my home."

We made an appointment for Monday evening. When I arrived, she had interviewed one other agent who just "dropped" a CMA by the door as she was coming home.  Another agent just left a CMA at her door step. The woman she interviewed was asked the question"what's the percentage of your listings that you sell yourself".  Agent replied, "well none, I just list them". "However, when you list with me I have a buyer that I'll bring thru". The client asked "why didn't you bring the buyer when it was listed before". She couldn't answer fast enough. Her silence answered the question for the seller.  Of course, during my interview she asked me the same question, I referred her to a page I have in my listing presentation of questions to ask in an interview. I had all my answers printed for her to read. Of course, I'm at 75% conversion rate of selling my own listings.

Well, I was honored with a new listing and have acquired a lovely client in the event.  So you say, does Active Rain work, well that "darn internet thing" - I do believe it does!  And I'm delighted to be "The Top Agent In Everett"!

Congratulations Karen. Wow, you have a 75% conversion rate on selling your own listings? That is unbelievable!! I would love to hear some of the things you do to market them. 75% is a very high number and something to be quite proud of. I would be thrilled if any agent in our office sold 35% of their listings. 

I would love to pick your brain to see what you are doing to find buyers for your listings. How many listings did you do last year? I guess I am jumping ahead a little without knowing all the facts, 15/20 would be much better than 3/4 but still, even 3/4 would be pretty amazing.

Bob, I don't usually carry a large listing inventory; however, I get many sign calls that I convert. When I first got licensed in 1984 I developed a knack to convert a caller to a buyer. I guess it carried over into converted them to buy my listings. I used to list in a 55 plus park locally and at one time dominated the market with listings and sold all my own.

Marketing and persistence is the key.
