Hi everyone, my name is Jessica Wallace, your Santa Cruz Realtor and today I’m gonna go over the top 5 mistakes that people make when selling their home in Santa Cruz County.
Tip number 1 is not properly preparing and staging your home for sale. Looks aren’t everything but they count for a lot when you’re selling your home.
The photograph looks so much better when you have a home that is staged. So any vacant home should definitely be staged.
If you are living in your home, we can still work with the items that you have and may bring in a couple of more days to accentuate all the great features of your home and decluttering is essential and depersonalizing your home when you’re marketing it for sale.
Tip number 2 is not doing inspections of your property up front before it goes on the market. You are going to be selling your home as is and you want a buyer to know what “as is” means. How are they going to know that if they don’t have all the reports and information up front?
Every home will come up with some issues. It doesn’t mean that you have to fix them but you do want to disclose them so that the buyers can know what they’re buying. So you want to do inspections like a home inspection, termite inspection, sewer lateral inspection, perhaps a roof inspection, things like that.
Tip number 3 is not hiring the right real estate agent or a local real estate agent to sell your home. Selling your home is one of the biggest financial decisions that you will ever make.
Do your research, ask your friends for referrals, make sure you’re hiring somebody that is local, who really knows the area, especially in Santa Cruz County, this is crucial. And that has the experience and is a listing agent.
Tip number 4 biggest mistake when selling your home in Santa Cruz is pricing it too high. Yes! Even in this crazy sellers’ market, you can’t price your home too high.
I’ve seen it happen and what happens is buyers start to think that there’s something wrong with your property. If it doesn’t sell within 30 days and then you play the game of reducing the price and chasing the market. So definitely tip number four is do not overprice your home.
And number 5, the biggest I see people make when selling their home in Santa Cruz County is taking things personally like a low offer or when a buyer tries to negotiate and ask for repairs.
Don’t let emotions get involved in one of the biggest business decisions that you have ever made in your life. Trust your realtor. You have hired them to negotiate upon your behalf.
Sometimes people do come in with a low offer but it doesn’t mean it won’t come together eventually. I’ve had offers and counter offers as much as seven counter offers go back and forth.
And yes, the first offer was very low, but over time we were able to negotiate them up to a price that was acceptable.
So don’t take things personally or get emotionally involved when you have a low offer or a time for negotiations when you’re selling your home.
