Closed Unit-Sales more than Double Last Year's Mark; With No Pause to the Rapidly Rising Sales Prices for Camas WA Real Estate in April 2021
Unit Sales for last year were affected (driven lower) by the initial government shut-down Order(s) with this year's posting more than double what we saw last year. Active Inventory remains very low owing to brisk sales. Financing rates are also extremely low on a historical basis. Thus, prices are now rising approximately 2% per month! Here are the highlights for this month:
- The Short-Term Average Price Trend jumped up approx. $21k to another new high and is 26.57% higher than last year ($150,054); with the 12-Month Moving Average also very strongly positive at 16.12%
- The Inventory level is super-low at 0.5 month's of supply for pre-owned properties.
- Approximately 58 Resale Properties closed in April 2021, compared to 23 Sold in 2021; which is 35 more (152%) compared to last year, and 16 more than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $714,707, which is approximately $208,602 higher than the Clark County average for this month. As we move into the typical "high season" we are already starting at an accelerated rate!

Units Sold Trend April 20
Extremely strong closed unit-sales recently has caused the short-term line to bottom-out at its highest level ever and is also rising at its steepest rate. The long-term trend is also moving upwards in new-high territory at the fastest pace we've seen for this measure.
Next up is my Average Closed Sales Price chart showing the extremely rapid rate of price rise for this market.

With both trend-lines moving up so rapidly and so high, it is making this community much less affordable; which will start to create "headwinds" for further increases sometime in the future. When that will become visible is anyone's guess at this point, however.

Camas Resale Property Sales Inventory & Days on Market - April 2021
The Inventory-by-Month graph shows both New Listings and Closed Sales moving up strongly. However, Pending Sales came in with a slight gain over last month. The end result is Active Inventory is remaining in a sub-one-month territory. By chance will the slowing in Pending Sales be one of the "headwind" signs? Time will tell.
The second chart shows both the Closed Sales price and the Average List Price in a very high territory although neither at their all-time high.
Finally, the Average Days on Market rose 4 days, while still in "fast-paced" range. Median Days on Market fell by 1 day back to 4 days - clearly buyer's are competing strongly for the next new listing.
