Unit-Sales are better than last year (but not 2 years ago) with Prices Strongly Up to Another All-Time High for Battle Ground WA Real Estate in April 2021
Of the communities in Clark County WA that we track, Battle Ground is now the most Over-heated of them all - with the highest increase in Prices; and shortest combined Days on Market measures. With such buying pressure on a relatively small community, prices have no where to go but up for now. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price moved up by approximately $10k and is now $553,030 which is 27.54% higher than last year; with the 12-Month Moving Average now at $497,490 or, 18.81% compared to last year.
- The Inventory level for Resale Homes is still below one-month's worth of supply, and is at the low 0.8 Month's of Supply.
- Approximately 41 Pre-owned Homes closed, compared to 34 Sold in 2020; an increase of 7 homes (+20.6%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in April 2020.
The Average Sales Price for Battle Ground gained another $10,011, ending up at $553,030 this month; and now its lead over Vancouver's price-level is $98,068!

The short-term trend clearly bottomed last month however, this month's move was more of a side-ways bit of action. Long-term, the trend is slowly moving higher.

Short-term and long-term trends both show steep upward moves at present. With a Seller's Market level of Inventory; and sub-3% loan rates again, prices are expected to remain on the upswing. We are however, having ever increasing challenges with Affordability!

New Listings rose rather strongly this month; while Pending Sales and Closed Sales rose only modestly. Perhaps we are seeing initial "headwinds" with respect to prices being to high for an increasing number of potential buyers.
The Average Price for New Listings posted a record high mark for this month; while Close Sales came in strong but not at its highest ever one-month posting.
Finally, Average Days on Market dropped a whopping 21 days to end at 7 days; and Median Days fell by 1 day; ending at 4 days. Both measures are at the lowest level for the past 12 months (or longer!).
