What you need to know about meth labs...

Methamphetamine use has become a widespread concern in our country and the area of Colorado Springs has not been immune to this growing problem in recent years.  Meth is highly addictive and easily accessible.  In fact, many make it in the confines of their own home.  Makeshift meth labs can be set up anywhere including bathrooms or motel rooms.  Some of these labs are located in rural areas due to the smell caused by "cooking" but they have been found in urban areas as well.  So how does this affect the homebuyer?  If meth has been produced in a home, it will seep into the drywall and contaminate virtually everything in the home; these potent chemicals can be very dangerous.  Many of these homes have been located by law enforcement officials in the Colorado Springs area and are declared condemned until the home is cleaned up.  Until recently, a buyer's agent would obtain a "Methamphetamine Laboratory Disclosure" from the seller.  Since January 2007, in Colorado, the contract to Buy and Sell Real Estate has had some changes made by the Real Estate Commission.  One of the changes to the contractnow includes meth Lab disclosure within the contract thus, not requiring a separate disclosure from the seller.  The seller is required to disclose if property was formerly used a meth lab; this disclosure is not necessary if the property fulfilled the requirements of being remediated to state standards.  The homebuyer may request a certificate from the seller stating that the property has indeed been cleaned up and brought up to state standards.  The homebuyer may want to investigate further to ensure that the certificate is official.  You may contact El Paso County Board of Health at 719-578-3142 for information on properties which have been issued a "fit-for-use" letter. A homebuyer also has the right to have the property tested by a certified hygienist in order to find out if the home was ever used as a meth lab.  It is important to be educated how current societal trends such as the use of meth labs in homes can impact you as a homebuyer.

I had heard it was very caustic.  I wonder if they will ever have swab tests in home inspections for such a poison.  Do you know if it shows up on a mold test?  I never thought to ask my "air quality" expert.

You know Chris, I'm not sure if it would show up on a mold test.  I don't think it would show up since there are separate testing kits for Meth.

Patricia.... Thank you...You get it and understand the issues.  Thank you for addressing it. 

You might appreciate that I work for a local Colorado Springs company that does commercial and residentail pre-screening tests for Meth.  Our company is Mest Testers.  Our website is http://www.methtesters.com/  My name is Brian Miller.  I am the National Sales Manager based out of Colorado Springs.  We are just now launching our business and putting the peices together to begin educating the real estate communinty in Denver and Colorado Springs that we exist and the dangers that we all face as consumers, especially when it comes to buying property where meth existed. 

Did you know that according to Colorado Meth-lab Regulations

"Virtually ANY methamphetamine related activities, including smoking meth within a residence, is sufficient to categorize the property as an "illegal drug laboratory" pursuant to the regulations. Pursuant to CRS 25-18.5-101, Definitions, an illegal drug laboratory is defined as "the areas where controlled substances, have been manufactured, processed, cooked, disposed of, or stored and all proximate areas that are likely to be contaminated as a result of such manufacturing, processing, cooking, disposing, or storing." Smoking methamphetamine pyrolyzes the drug, which is thus "processed" and therefore meets the definition of a drug laboratory. This broad scope is necessary since studies have shown that smoking meth in a residence can result in as much contamination or even more contamination than production and synthesis."

Our goal is to advocate consumer protection and to help educate the real estate market just how important it is that buyers (or renters for that matter) of property be aware of the risks of meth and encourage them to test before they buy or rent.  We are supported by one of the authors of the current meth legislation.  He also happens to be a certified industrial hygentist qualified to conduct more thorough testing if we produce a positive field result.   If we can be of service to you or your clients please let me know.  I would be happy to offer our services. 

If you read the Gazette today 9/5/07 there was an article in the headlines that reported a large meth bust of imported meth from Mexico here in the Springs.  Realtors and others  that I have been talking with don't realize the danagers of just simply smoking meth.  With a lab it can be fairly contained.  But like a cigarette, smoke travels all over the place and throughout a house seeking anyplace that can hold moisture... walls, floors, ventilation systems, drainage, funiture, our bodies.  And it doesn't just evorate and go away.  It's stays until its been cleaned.  So the entire issue of meth is a tough one.  The only way we are going to drive it out of places we live (homes/apartments/plexes) and stay (hotel/motels) is for buyers and landlords to conduct testing and let the public know they are testing for it.
