This is one of the craziest times in real estate in years. All listings this year go pending very quickly if they are priced correctly.
Many offers have unusually terms. I've seen up to $60,000 above list with buyers bringing lots of money to cure appraisal deficiencies. Last week, I got an offer on a new listing with no contingencies and a 5 day closing! I've seen buyers offering to pay closing costs for the seller.
Finding homes for under $250,000 with FHA or VA are a real challenge in the Central Florida market.
