Corpus Christi TX Coastal Bend Housing Reports May 2021

The Housing Numbers are in for May 2021 for Corpus Christi TX and the Coastal Bend.  Here are the reports from different locations across Corpus Christi including Flour Bluff, Northwest, Padre Island, Nueces County and Corpus Christi.  The housing market in this area is not like it has ever been.  I have been in this business since July 2003 and have never seen it like this before. I have also talked with someone in the business for over 35 years, and they stated the same.  

Corpus Christi TX Housing Report May 2021

Active listings in Corpus Christi Texas down 48% in May 2020 and median price up 10.8%. Only 1.4 Months of Inventory Compared to 3.1 Months of Inventory in May 2020.

Nueces County Housing Market Report May 2021

Nueces County Texas Active Listings are down 51.3% Compared to May 2020.  Only 1.5 Months of Inventory of Homes for Sale on the Market in Nueces County Compared to 3.7 Months of Housing Inventory in May 2020.  The Median Sales Price is up 14.1% which is $250,000.  

Flour Bluff Corpus Christi Housing Report May 2021

In Flour Bluff, a subsidiary of Corpus Christi TX, the Median Price is up 14% with a Median Price of $247,000 Compared to May 2020.  Active listings are down 36.2% Compared to May 2020 with only 37 Active Listings for Sale on the Market in Flour Bluff.  There is only 1.4 Months of Inventory Compared to 2.6 Months of Inventory in Flour Bluff in May 2020.

N Padre Island Corpus Christi Housing Report May 2021

The N Padre Island Corpus Christi Housing Report from May 2021 Shows a Median Price of $302,000 which is down 6.9% Compared to May 2020.  This information is brought to you by the Texas Realtors.  These numbers do not appear to be accurate as the Sales prices on N Padre Island continue to rise.  Active Listings are down 71.1% Compared to May 2020.  There is only 1.1 Months of inventory, Compared to 5.7 months of inventory in May 2020.  

NW Corpus Christi TX Calallen May 2021 Housing Report

The NW Area of Corpus Christi TX including Calallen, Robstown, & Tuloso Housing Report shows Median Price up 36.1% with the Median Price being $238,000.  Active listings are down 42.4% with only 19 in the Month of May 2021.  There is 1.1 Months of inventory compared to 2.0 in May 2020.

Good morning Grant.  Properties are literally flying off the shelf here.  Buyers are having a hard time finding anything, but with the prices going up, sellers don't want to sell in fear they won't be able to find another place to live.  It is definitely a "wild" market.  Hopefully more homes will be coming on the market soon. Your market sounds simliar to ours, except the median price is much higher here, Brenda. Our son and daughter-in-law are making the move to Texas soon. Hope they will find it to their liking!

Hi Wanda, I am sorry I missed this comment.  Where are your kids moving to in Texas? I sure it is much different than Utah.  Our prices and market went crazy over the summer, just like everywhere.  Hope you had a great summer!

It is a wild market all over the country and records are set daily for prices of homes.  It will soften up at some point only for the opportunity for buyers to get their chances at homes
