Charming or Dull? How You Work With Other Agents Makes a Difference

Pleasant or not. Giving or condescending. Friendly or dull. It's a lot easier working with another real estate agent who does not act like a computer or a director. I've recently experienced both, as the listing agent and the buyer's agent.  Charm school they did not attend.

Realtors primarily communicate on the phone. Voices convey everything. Nuances in tone convey smiling, openness, and manners.  Two things are important, the proper representation of the agent's client, and business and interpersonal demeanor.  Proper representation of the client is normally aided by being polite and easy to deal with (fun is even better). It doesn't matter if it's a three-million dollar sale or a $100,000 sale. 

Asking how someone's day is, and being sincere about it, makes the wheels of business run smoothly.  Kindness is more important than being right.  Respect and non-judgment are more important than a sale.  Heck, they could even make the sale.

Wendy, it is interesting working with co-oping agents.  Had two closings today, one agent was so laid back and asked about stuff one hour prior to closing.  The other closing, everything was done, and for weeks.

Hi Wendy - oh you are so spot on with this subject!  I recently worked with a fellow broker that really thinks he knows it all and then some. I  personally don't get worked up with this type of agent or broker.  I handle the business and move on.  My licensed TM takes over the file and poof....no more annoying self adulation talk from the above broker!  If they could only hear themselves......geez!!

The way you communicate can also win you a deal. Some agents pick up a reputation on how they operate and in a multiple offer situation sometime the listing agent has influence on who they feel will get the deal across the finish line. I have witnessed this on both sides of the coin as a listing agent & Buyer's agent.

couldn't agree more. You get so much more out of being friendly, honest, open and caring. If you are strictly there to get info and are cold about it, don't expect any favors come time for multiple offers and priceless information for your seller or buyer.

Regardless of the amount of knowledge, the true nature of a person will be revealed in body language and voice inflections and on the phone it is all about the voice.  A phony, may not be seen immediately but the are heard loud and clear.

Hi, Wendy. 

      I have had great experiences with "charming" agents.  Even though we represented different parties (or they were transaction brokers), the deals were pleasant. 

 

      But now and then, I encounter a "dull" agent.  Sometimes it's the prima donna/top producer, on other occasions it's "the I'm too busy to talk with you; call my assistant" agent.  Not good!

It is definitely a business where who you know matters.  If I am competing against 5 other offers, a great connection and working relationship with the listing agent might swing the sellers my way over an agent that is difficult or rude.  Thank you for the post!

You are so right.  Being friendly and providing quick responses shows you care about both sides of the transaction.  Agents remember that  too.  I love being super friendly in emails with extra ! for emphasis!   Great post!
