Let us compare a condominium and a townhome. According to Realtor.com, "townhouses are defined as single-family dwellings with at least two floors that share a wall with another house". In the Sherman Oaks, Ca area- most people would expect for a townhome to be a multi-level unit that has a private, attached garage for parking and/or storage. Condos typically have detached parking spots that are assigned to the unit, inside of a subterranean garage, parking lot, or carport.

Some of my clients appreciate the HOA because it means that there is less maintenance which they are personally responsible for. Home buyers may not realize the expenses attached to owning a single family home: plumbing, electrical, roof maintenance and repairs, landscaping maintenance, insurance, gas, water, electrical, cable, and internet bills. Imagine enjoying summertime at the community pool without having to think about the maintenance? How about security? If your unit is located inside of a building with a secured entrance, or within a gated community - there is safety.
Location, location, location. Sherman Oaks, Ca is part of the San Fernando Valley with easy access to the 101 and 405 freeways. Driving to the "westside" or Los Angeles city is convenient via the Canyons. Sherman Oaks has a selection of shopping and dining along Ventura Blvd, the Sherman Oaks Galleria, and Westfield Sherman Oaks Fashion Square. Highly-rated neighborhood schools in Sherman Oaks include Kester Avenue Elementary, Dixie Canyon Elementary, The Buckley School, and Norte Dame High School.
When you are searching listings for Sherman Oaks, Ca townhomes for sale, it is common to come across a listing that is a townhome, but the property type has been specified as a condominium. The opposite can be true too. A condominium that is listed for sale as a townhouse.
