I did not have to look far to see a change in our Local Manchester NH Real Estate Market. I see it in the types of offers i am getting on my listings. I see it by talking to prospective Buyers. The questions would be, "Have the Covid Buyers come and gone?"

 

New Hampshire saw an incredible amount of people looking to move here. They wanted suburban and rural areas. They wanted more space, less people and bigger homes. Many from MA, CT, NY and CA. They sold their homes for big bucks and traveled to NH with pockets of cash. They were willing to pay more than any local buyer for the right home. Big yards. Great schools that were actually attending school. Safety and peace and quiet all were factors. No income and sales tax. And lastly, they could get 2 or even 5 times the size of the house for half off what prices are where they came from.

 

Local buyers were left wondering what happened. Offers of $30,000 over asking price, $50,000 over asking and even one for $100,000 over asking price. 

 

Like the flip of a switch, Covid was in the rear view. Things are back to normal and seemingly all the Covid buyers who wanted to flee their states are already here.

 

WHAT DOES THIS MEAN? It means LOCAL BUYERS have a chance. We are still seeing multiple offers in the first 2 days of listing a home. However we are seeing offers just over asking price. We are also seeing over priced homes staying around longer. 

 

The most important thing i am seeing as local buyers can buy, they need to sell their current home. That means even more listings coming on the market. Our market is strong. With the economy roaring here in NH, i am starting to see an influx of people coming for our great high paying jobs. 

 

 

 

THE MORAL OF THE STORY is that in the end, the most important thing in Real Estate for me is provide GREAT SERVICE. I want to stand out from the crowd. My philosophy is simple. I agree with Debb Janes EcoBroker and Bernie Stea JD - I'd like to see a slight shift in my real estate market. It is too soon to tell yet my sense today is that might be starting to happen.

Hi Scott it's always interesting to notice a change in the local market.  I am glad your area is changing to a more 'normal' rather than frenetic market.  I can only hope that begins here in the Phoenix area as well.  So far it's still - all hands on deck - full speed ahead.

Hi Scott- I agree with the others...let's hope that the market turns back to a more "normal" one. This week I was talking to my niece who has considered buying here. I suggested that unless she had to buy (which she doesn't) or found exactly what they needed in the price range they were comfortable with...hold on.

For us it wasn't relocating buyers, but sellers scared to list. Boy did they list this past weekend.  For the first time since 2019, my single family home listings made it through a weekend with no offers.

 It means LOCAL BUYERS have a chance.  That is so true - and it is a message that we have to get to our buyers - and also share Chris Ann Cleland 's comment that listings are not flying off the shelf just because they are there - Sellers can not be reaching for the far end of the universe in price now.
