Just Sold in Staten Island, NY a story a year in the making

2019 referral came our way for Staten Island, NY

 

It seems like a life-time ago, our story of success began.  We received the referral for a couple in Staten Island thinking about selling their unique home in Snug Harbor area on Staten Island.  The North Shore community offers great amenities and locale for those who want a lifestyle more mainstream and suburban, and yet work in Brooklyn or Manhattan.  We were excited to see how we could help this great couple.

We set up our marketing and showed the property and a buyer found the home and loved it.  We prepared to go to contract.  However, there were a few technicalities that started causing some anxiety on the buyer's behalf.  

It isn't a normal thing in real estate in New York to have a piece of land become part of the sale thorugh adverse possession.  In real estate that can occur when the actual owner either fails to, or forgets to maintain the property they own.  Over time, consistent time, and improvements made by an adjacent property owner, the deed of the neglected plot can be applied for, through legal channels of course, and an adverse possession can be granted whereby the adjacent owner can take the deed and title of the aforementioned land. 

This process was nearly completed, but contractually it gave the buyer pause, and the Covid-19 story was beginning to create the anxiety of the ages for buyers and sellers.  At the end of the day, the buyer decided not to sign the contract and the sale wasn't completed.  

Our seller clients decided to put the sale on pause until the legal portion was finalized, which of course was extended because of Covid 19.  We stayed in touch, became fast friends with our referaql clients, spent time strategizing the resurrection of the sale, and their subsequent life style change moving from winter New York, to ever sunny Puerto Rico.

Finally the call came, let's get it back on market, the judge is approving our petition for the possession.

We were ready, got new marketing up and running and had thousands of views online prepatory to our first Open House.

One day we received an empassioned call from a buyer agent to view the property.  and we arranged for a tour.

I could tell as soon as the buyer walked up the stairs to the elevated property that she was home.  I saw it in her eyes, in her body language, in her face and smile.  

The two of them, buyer and agent asked all the important questions, spent time exploring every nook and cranny and I felt certain there was an offer coming on this first appointment.  

Our email box the next morning contained a very detailed and complete purchase offer, above the asking price which we submitted to the seller.

The sellers accepted righway, and we went to contract.  Everything moved so swiftly and smoothly.

Our client is a Veteran and the buyer a Veteran, so the VA Financing was accepted and we proceeded to contracts and appraisal.

 

This is when things started to get interesting.  without going into all the pros and cons of mortgages and companies that finance home purchases, we had our first hiccup.

 

The appraiser did not understand how to apppraise the two properties that were not legally joined and therefore two seperate entities for appraisal, and unfortunately the appraised price was below the accepted offer price.  Of course the buyer still wanted to figure out how to purchase, and the seller was intune to problem of VA appraisal coming in short.

However, we were able to come to an agreement, bother real estate brokers worked with the numbers, the seller, and the buyer, and we were able to come to a metting of the minds and get to the closing table.

Jsut in time for our buyers to celebrate their marriage and their new life in their new home.

The sellers were able to get to their retirement home, and be well pleased that their "baby" hoyse that they had taken from project to Perfection had found a new life with new owners.

 

A year later, all the hours, all the texts, phone calls, emails, talking people off the ledges, getting agreement in the pages.... it came to closing table.  and happy smiles and handshakes and keys being placed in new hands.

Real Estate is more than what is seen for us at our team.  We are for a very short period of time privileged to be in our client's closest circle of trust.  We become part of the family and they become part of our team.  Working together to focus on solutions to minimize the problems we forge life long relationships with those we serve.  

That is what we love about our career, this very human component of making moves with our clients.  

It took a year for the story to come to a closure; the pages between the first meeting to page that says THE END.  The great thing is the story continues and it is not an ending. 

We are all booked for our trip to visit in Puerto Rico in the fall, and are looking forward to continuing our now friendship relationship.

Hello Carol and David - congratulations on your recent Staten Island sale.  Glitches and hiccups are often a part of  real estate transactions and this one certainly had more than usual but you and your clients prevailed.  Albeit a bit longer than what might considered typical but you(and each of the parties involved) won as the sale closed, smiles(as well as a big sigh) happened and that's important to remember.
