What the heck is going on with horse property in Arizona?
Why do people buy horse property in Arizona? Well, it might not be what you think. We listed a home at $650,000 this week and yesterday we had 11 showings and the day before we had 20 showings. Arizona real estate is on fire! It's challenging to educate buyers on how truly aggressive it is. In their mind, they have gotten approved for the loan and are ready to go find their dream home, put in an offer and buy it. We will probably have 9-12 offers on this property we listed and it will most likely be driven to a much, much higher price than $650,000. Great for the seller but not great for the buyers. There are a lot of buyers looking and writing offers and not even coming close to getting into a home.
It's not just horse property either!
Let's face it, it isn't just horse property that is being hunted by the general public. Every home we have listed has a dozen or more offers on them. There simply are not enough homes to sell. If you are looking for horse property in Arizona, you can see every home for sale on our website, and guess what, we have people searching on our site and using other REALTORS. I don't recommend this. As a matter of fact, I would ask you not do this. So what do you do?
We don't hide homes!
REALTORS® don't hide homes. We just don't. We put them on Zillow, Trulia, Realtor.com, and over 1,000 other sites where home buyers search. What is going on is people are now so desperate to get into a home they start to shop REALTORS. I would encourage you to do this first! Find a great REALTOR who will go to work for you, educate you so YOU can make the decisions. If your REALTOR is making decisions for you, this is not a good thing. You are the hero in the story.
Who buys horse property?
So who buys these types of properties? Are there really that many equine lovers out there? There are many people who buy these properties. People who want elbow room. Dog people. People who have kids and want them to have a goat, chickens, or other small animals. People who have home-based businesses. Contractors looking to park trucks and trailers. Mechanics who want to build a large shop. Ropers, dressage, trail riders, and of course horse people.
What is going on with horse property in Arizona is people want land. They want their space and they are willing to pay for the farm experience.
