I met a fellow real estate agent the other day in Destin, Florida. “Joe” was the listing agent for a waterfront condo in the same building where I had a listing.  I contacted him to get information about his offering, as I wanted to keep on top of the market.  Joe said he would meet me the next day to show me his condo listings in the building, and I would show him mine.

I met him at the property, and not only did he show me his units, he explained a lot of things about the condo complex that I didn’t know.  Helpful hints, so to speak, that gave me insight into the labyrinthine building and layout, like where the other elevators were, and the best place to park in the garage to get to the back stairwell. While looking at one of his units, Joe explained that he had taken down the dark curtains and moved things around for the seller to help the unit show better.

After making this connection with Joe, we kept in touch to talk about the Destin real estate market and the condo complex. I was happy to see that he got his unit under contract, even though it was before mine.  Eventually, my listing also went under deposit.

The condo complex was difficult to finance, so again, I called upon Joe to see if he had any suggestions for mortgage lenders.  I would pass these along to the agent selling my listing.  Joe gave me several lender names, explained the financing nuances his transaction was going through, and was happy to help. He said, “This is how we are supposed to work together.”

A couple of weeks passed, and I happen to check on the status of his sale. I couldn’t find it. I dug, and saw that his listing had been cancelled! Shocked, I texted Joe to find out what happened. He said the buyer had backed out for no reason before closing. He said the unit would be returning to the market, but with someone else.  I told Joe that I was sorry, and I knew how hard he had worked on that sale. He thanked me and added it was a “punch in the gut”, but it was the start of a new month.

I was dismayed that his seller didn’t know how hard he had worked, but I admired his resilience. Being a real estate agent isn’t always easy, and sometimes it isn’t fair. I wished Joe double the rewards to come back to him for his work in the future, and that his next seller would appreciate him. This is how we are supposed to work – together.

Great story in the days and life of being a real estate broker...  !  Too often the Sellers do not understand why the Listing broker does NOT have control over the other agent's buyer.  The contracts today really do protect the Buyer's.

Love everything about this post, Wendy! That is exactly how I am with other agents and in fact, I just had a meeting with my office, telling them that very thing. We WANT to be the agents that every other agent wants to see coming. It makes a world of difference in our stress levels and also helps our clients. Also, when we play nice in the sandbox with other agents, our buyers tend to win more bidding wars!

I had a listing appointment a couple of years ago, competing with 5 other agents, all from different brokerages. I had 3 different interviews before finally getting the listing. In the end, I asked the seller to share with me why I got the job. During my first interview, he share with me who the other 5 agents were. In front of the sellers, I pulled the sales history for all 6 of us so the sellers could compare. That was a value that none of the other agents had given them. But, what he said won it for me was the fact that all 6 of us knew who the other agents were and I was the only one that didn't say something nasty about the other agents! I gave them sales data but, didn't talk about the other agents.

 

I did share that one of my competitors was an agent that I had trained several years prior. I said that I hoped that he (the agent I trained) or I were the one they selected!!

Well, that seller was probably smarting because the sale fell through, but that wasn't Joe's fault! The general public doesn't realize or appreciate how hard we work. And I hope Karma rewards Joe for being a stand-up guy.

Wendy, great story and saw your reblog by Rocky.   Tell Joe - I too had something like this happen.  I knew everything about the building, the area, and worked hard, but was a buyer's market.   Seller decided to go with another more well-known agent.   I said thank you for telling me, and told him, I would still try and sell the unit.   3 weeks later, he called and said the grass was NOT greener on the other side, and after the agent listed the unit, he never heard from him again!   Sharing what you are doing with your clients, shows how much you are doing for THEM.
