Inform the client, that there might be hidden wood rot or decay or termite activity. Termites love moisture and they love wood that is wet and then when they get to the wet wood, sometimes they keep on eating. Wet wood and a wet environment is an invitation to termites to come on in and dine. Wink. This homeowner was very fortunate that he did not have more termite issues. Let's all remember, if you have an area that is wet or has been wet, this is like a special invitation to termites. We do not want to invite termites into a home.
