The Retreat at Rayfield saw the number of sales decrease in 2nd Quarter 2021 versus the same quarter in 2020. The Retreat at Rayfield had eight fewer listings for sale in the 2nd Quarter 2021 compared with the same quarter one year ago so it's not surprising that the number of sales were lower. Lack of inventory skyrocketed sale prices, including median sale prices, which were $100,000 higher than in the first quarter 2021.

 

Both average and median home prices increased compared with the 2nd quarter 2021, as did listing pricesAverage sale price in the 1st quarter 2021 was $541,846, up 25.9% year-over-year. Average home prices also increased by $53,000 over the 1st quarter 2021. Median sale price was $540,000, up 31.33% year-over-year. Median sale price was $100,000 higher than in the 1st quarter 2021. Sold homes ranged in price from $438,000 to $680,000 during the second quarter 2021.

 

Sellers received 102.1% of asking price in final sale price, on average. Homes sold in under two weeks, on average. 

 

At second quarter-end 2021, no homes were listed for sale in The Retreat at Rayfield and five homes were in contract.

The Retreat at Rayfield  was built by two of Charlotte metro area's premier builders -- Lennar Homes and Taylor Morrison.

 

Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Prices ranged from the low $300,000's to the high $400,000's for homes ranging in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages. 

 

Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages. Prices of homes ranged from the mid-$400,000's to mid-$600.000's.

Paul S. Henderson, REALTOR®, CRS good morning, Paul... inflation has taken hold, but I don't think it's much an impact in home prices... home prices have jumped because there's no inventory. A community like this one has hundreds and hundreds and hundreds of homes and virtually no inventory. It's all about supply and demand that's driving prices up from where I sit.
