For a community with some 900 homes, the 6 homes listed for sale in Crismark in the second quarter of 2021 were less than a drop in the bucket. Just 4 homes sold in Crismark in the first quarter (down from 14 year-over-year). The number of new listings dropped year-over-year to 6 homes from 11 homes one year ago.
Average days on market dropped to just 9 days from due to lack of inventory, a 50% drop year-over-yaer.
Average sale price of homes in Crismark in the second quarter was $428,500, up 38.1% year-over-year (about $105,000 higher than in the most recent first quarter 2021). The median sale price was $377,500, up 35.4% year-over-year. Quarter-over-quarter, the median sale price increase some $67,000. Home prices ranged from $319,000 to a high of $619,000.
Crismark homes sold at 103.9% of listing price. Buyers had no room to negotiate on price in this popular community, as every home that sold in this quarter sold at or over asking price.
As the second quarter 2021 ended, no homes in Crismark were listed for sale. Two homes were under contract.

Crismark neighborhood residents enjoy two pools and clubhouses, tennis courts, a soccer field, walking trails, and playground--a country club lifestyle without the country club cost.
One of the largest neighborhoods in Indian Trail with about 900 homes, Crismark homes range in price from the $260,000's to the $600,000's. Homes range in size from under 1,800 square feet to 4,000 square feet and feature three bedrooms up to six bedrooms. In other words... something for everyone from first time buyerS to empty nesters to young families.
The average age of recently sold homes in the community is 14 years, with some of the sold homes built as early as 2002 and others as recently as 2015. Builders in the community included a mix of both production and custom builders: Cambridge Homes, Eastwood, Edwards Construction, Dublin Homes, Westport Homes. Bonterra Builders developed the Enclave section of Crismark where home prices average just under $420,000.
