Matthews (28105 Zip Code) Home Prices Jump 42.9% In June 2021

Latest news on the Matthews (28105 zip code) real estate market in June 2021 and what it means for you...  

 

Matthews housing market continues to see extremely low inventory with the months supply of inventory razor-thin at 0.6 months (down 62.5% year-over-year from 1.5 months in June 2020 and down from 2.3 months in June 2019). Inventory of homes was down 58.8% year-over-year. New home listings decreased 14.6% year-over-year. Matthews homes sold in about one week, on average.

 

You can see the demand for housing in Matthews based on showings per listing... on average, listed homes had 25.3 showings in June, up 70.9% from 14.8 one year ago and from 9.3 two years ago. This is clearly a clear case of more buyers "chasing" fewer listings.

 

Average sale prices of homes increased 42.9% year-over-year to $453,713 (and about $100,000 from May 2021). Median home sale prices increased 27.2% to $365,444 year-over-year.  Price per square foot increased 20.4% year-over-year to $177/square foot (up $30/square foot).

 

Average days on market were 8 days, down 69.2% from 18 days the same time period one year ago. Average days on market were also down 50% from May 2021.  Median days on market decreased 5 days to 3 days versus one year ago, a 62.5% drop. Matthews homes sold almost as quickly as they came on the market in June 2021.

 

Closed sales increased 33.3% year-over-year.  Pending sales decreased 29.3% year-over-year. With the lack of inventory and new listings, it's no surprise that pending sales were down.

 

With a median selling price of 105.6% of asking price (up 7.2% over June 2020), Matthews home buyers should expect minimal to no room to negotiate.
