Is the Local Real Estate Market changing?

The amount of homes currently For Sale in our area just doubled in our Local Manchester NH Real Estate Market. All Spring and into early summer we averaged about 24 homes for sale. This week we hit 48 homes currently For sale right now.

 

In addition, the other major change is that there is NO more Covid Buyers. They have come, purchased and already settled in. The days of offers of $30,000 over asking price, $50,000 over asking and even $100,000 over asking price are over. Our new listings are selling quickly at full price though.

 

BEFORE ANYONE HITS THE PANIC BUTTON when you hear that over all the total sales is down due to that earlier lack of listings to sell. The good news is that Interest rates have began to head down again with market trends. It also means that LOCAL BUYERS now have a chance to get their offers accepted. New listings are picking up. Sales are steady and quick.   

 

The market s still very busy for us here at the Godzyk Real Estate Services. The largest factor i am seeing, is that before local buyers can buy, they need to sell their current home. That means even more listings coming on the market. Our market is strong. With the economy roaring here in NH, i am starting to see an influx of people coming for our great high paying jobs.

Scott Godzyk things are still pretty much here.  Buyers are still offering over asking price on every deal I have given a pre-qual letter two.

Inventory is still an issue here.  Homes sell rapidly, at prices considerably over asking price.

Glad to hear your market is returning to a more normal market Scott.   I am hoping that is the case here in PHX.  Many of our buyers are from CA and other high tax states and they keep on moving here - thus bidding wars continue.
