A Modest Increase in Unit-Sales; while Prices Strongly at a High Level although Easing for Battle Ground WA Real Estate in June 2021
Battle Ground's hot real estate action is challenged by prices that have run up way too high and too fast, and we are now seeing a recent slowing to the overall rise. Still, we opine that more units would be sold if more would become available for sale. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price decreased by approximately $5k and is now $547,255 which is 25.35% higher than last year; with the 12-Month Moving Average now at $518,185 or, 21.63% compared to last year.
- The Inventory level for Resale Homes at any one time is relatively scarce, and is at the low 1.0 Month's of Supply.
- Approximately 66 Pre-owned Homes closed, compared to 60 Sold in 2020; an increase of 6 homes (+10.0%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in June 2020.
The Average Sales Price for Battle Ground actually eased slightly - $5,594, ending up at $547,255 this month; and now its lead over Vancouver's price-level is $73,120!

The short-term trend has now broken above the long-term line but, still has a way to go. The Long-term trend is still moving higher at a modest rate.

The Short-term decrease is clearly visible in the red-line; as is the current great distance between now and this time last year. The Long-term trend is still moving upward at a steep rate. The Affordability of real estate in this market is severely challenged at this time!

Battle Ground Resale Home Sales Inventory
& Days on Market June 2021
New Listings decreased modestly this month; while Pending Sales rose modestly; with Closed Sales rising strongly. This combination has been keeping Active Inventory low.
The Average Price for New Listings posted another record high mark - well above $600k; with Closed Sales posting a strong mark but below its highest level.
Finally, Average Days on Market fell a couple of days to end at 10 days; and Median Days remained at the low 4 days. Both measures show we are in a strong Seller's Market.
