79 new listings (compared to 78 last week)
83 pended (compared to 87 last week)
70 sold (compared to 86 last week)
265 active as of 7/27/21 at 10:00 am (compared to 265 last week)
$612,500 is the median active list price (compared to $625,000 last week)
16 new listings (compared to 15 last week)
18 pended (compared to 20 last week)
12 sold (compared to 9 last week)
42 active as of 7/27/21 at 10:00 am (compared to 41 last week)
$326,500 is the median active list price (compared to $362,000 last week)
The pendings are still outweighing the new listings coming on the market, houses/condos in most price ranges are selling quickly. Most that stay on the market more than a month are the cash-only listings that cannot be financed or those that are listed too high, to begin with.
There are so creative ways to win the bid, even if you're not the highest offer, make sure to think of all avenues to make your offer more attractive to sellers. Feel free to ask me some of my creative solutions!
