Single Story Homes for Sale in Carlsbad CA

Carlsbad home buyers sometimes prefer a 1-story single family home when searching for a new place to live.
The reasons for this can vary from a simple preference for a single story floor plan, to a medical need necessitating 1 floor living.
Some buyers are willing to purchase a 2-story home as long as there is a master bedroom with bath on the main floor, however these tend to be hard to find; often the 1st floor bedroom is a smaller guest room and the bath may only be a half bath.
The overall Carlsbad inventory remains tight (here’s the June 2021 Housing Market Report for Carlsbad). All existing single story listings are resales - there is no new single story construction at this time in the MLS.
As of the time of this report we have a 19-day supply of single story detached homes, based on the rate of sales for the last 3 months, a market that very strongly favors sellers. We have, however, seen an increase in inventory since the end of May 2021.

ACTIVE SINGLE STORY LISTINGS IN CARLSBAD
There are 18 single story detached homes for sale in Carlsbad, about 21% of the total inventory of single family homes for sale (1 home is listed as Active Under Contract).
Prices range from $595,000 for a 1642 SF in a 55+ community, up to $2,700,000 for an ocean-front home with 1636 SF in the Terramar neighborhood. Four of the 18 homes are priced under $1,000,000.
These homes have been on the market an average of 22 days; the most expensive home has been listed for 170 days, which impacts the average marketing time.
PENDING SINGLE STORY LISTINGS IN CARLSBAD
There are 16 pending single story homes.
Homes range in price from $789,000 to $2,099,000.
Days on Market (DOM) averaged 22 days before going pending, with 4 homes going pending within 1 week.
Not all homes are going pending quickly, but it’s wise as a Carlsbad home buyer to see homes that interest you as soon as you can and make a decision quickly about making an offer so you don’t miss out on the opportunity. Be aware there is likely to be competition.
Price is often an issue with homes that are not selling fairly quickly, however location (e.g., views, noise) and condition issues may also lead to longer marketing times. Do not automatically assume there is a serious problem with a home simply because it hasn’t sold quickly.
SOLD LISTINGS YTD IN 2021 IN CARLSBAD
136 single story detached homes have sold in Carlsbad thus far in 2021, 21% of the total detached single family home sales (657).
The average sales price was $1,255,474 and a median price of $1,230,000. Sales prices range from $438,575 (in a 55+ community – all the homes selling for $600,000 or less were in the same 55+ community) to $2,475,000.
On average Carlsbad single story detached homes sold in 14 days, with 68% going pending in 1 week or less. As recommended earlier, buyers should not delay seeing homes they like or making an offer if it’s the right home.
Some buyers negotiated their purchases down from the asking price. However, 4 out of 5 buyers (81%) paid full price or more for their new homes, with 1 home selling for $375,000 over the asking price.
