For example- selling homes from blue prints takes exceptional imagination on the part of buyers. This is why most new homes communites have models or prototypes that can be visited by prospective buyers.
Our listings go on the market as close to model homes as is possible. Our time from list to sell is generally quicker than surrounding homes and we know it's because when a buyer visits our listings-they can see themselves living there. We remove as many obstacles and objections as possible BEFORE we are in the multilist system- because we know that there are visual cues that send very specific messages to potential buyers.
For example: if a home has a dirty, rusty furnace- or the kitchen is not spectacularly clean- the buyer may presume that the home owner didn't maintain the home over the years. The pysycology involved with the presentation of the home is just almost as important as how you set the price.
We've had many contracts come in from buyers on our listings that have asked for items shown in the home that don't typically convey!

They want their time. Time to relax, go to the gym, walk the dog or travel. They don't want to take time to shop for furniture, hang window treatments, plant pansies or clean the house!
The staged listing is our niche and we are proud of the success we've had using this method. It' s hard work- but we love rolling up our sleeves and transforming a house into a lifestyle!
