Closed Unit-Sales hit the Highest ever One-Month Mark; With the Now-Very-High Sales Prices not Increasing this month for Camas WA Real Estate in June 2021
This community has been the strongest performer in the County this past year; with Unit Sales this month hitting 79 sold - the highest seen for a one-month result. Active Inventory is stuck at very low levels, keeping prices high. Mortgage Interest rates are also near historic lows. To be sure - prices much higher this year than they were last year! Here are the highlights for this month:
- The Short-Term Average Price Trend eased approx. $6k to although it is 28.87% higher than last year ($160,767); with the 12-Month Moving Average also very strongly positive at 19.63%
- The Inventory level is super-low at 0.7 month's of supply for pre-owned properties.
- Approximately 79 Resale Properties closed in June 2021, compared to 58 Sold in 2021; which is 21 more (36%) compared to last year, and 16 more than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (1.72%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $717,856, which is approximately $186,709 higher than the Clark County average for this month. The "gap" in prices has decreased a bit as Camas has eased, while County-wide the prices are up!

With the record-setting strong sales action it has taken an extra month or so for the short-term line to catch up with the rapidly rising long-term trend line. We expect new-highs for both of these measures before the season is over.
Next is my Average Closed Sales Price chart showing how high and quickly prices have risen for this market.

Affordability has taken a huge hit this year, with such a large leap in prices. It has been suggested that much of the demand is coming from in-bound buyers coming from higher cost areas, and these properties still look like a relative bargain.

Camas Resale Property Sales Inventory & Days on Market - June 2021
The Inventory-by-Month graph New Listings gaining slightly over last month; with Pending Sales easing a bit after last month's big move. Closed Sales posted its highest ever mark.
The second chart shows both the Closed Sales price and the Average List Price remaining at high levels.
Finally, the Average Days on Market dropped 5 days - to 10 days total which is the lowest for the year. Median Days on Market rose by 1 day up to 5 days - both are showing we are still in an over-heated market.
