There is one question I have heard a lot the last couple of weeks. That would be "Should I sell my home now or wait until fall? The Manchester NH Real Estate Market has been hot. Typically in Summer the amount of homes for sale falls sharply. This year it has actually increased.
A typical "Fall Market" in our area can be as busy as the Spring market. There are many sellers who are waiting until summer is over. Just yesterday I met with a home owner who will be selling soon. They were told there would be more buyers in the fall that everyone goes on vacation in the summer. I chuckled as I am not on vacation and I know there is a great deal of buyers ready and willing to buy who also are on on vacation.
He asked "When then is the best time to SELL then?" The answer was simple. The best time to sell is when the seller is ready to sell. He was ready but got some bad advice. He got excited when i told him that. He was even more excited when I told him how much he should be able to sell his home for. He then showed me a list of things he was told to do to the house before he listed it. I thought to myself this was pretty crazy that there was no reason to spend all this money on the home.
The home an older home in very clean condition. A very desired area with well kept yard. There is a waiting list per say for home buyers who request this school district.
IN SUMMARY I was able to give him real advice. He was very thank full i spent a couple of hours answering his questions. His son showed up and joined in the conversation. The son mentioned that his father almost made a large mistake listing with an inexperienced person that could of cost them many tens of thousands of dollars and who know how much lost time. The father is moving in with the son. They agreed to get him moved in and get the house cleaned out. They loved my price, loved my marketing plan and loved the support and time given to them.
THE MORAL OF THE STORY is that in the end, the most important thing in Real Estate for me is provide GREAT SERVICE. I want to stand out from the crowd. My philosophy is simple. To provide more personal and professional service to guide my clients through each step of the selling and buying process.
