18 homes sold in Hunter Oaks in the 2nd quarter of 2021, 13 more than in the same period one year ago. There appear to be more homeowners in the Charlotte region who have decided to list their homes for sale this spring and summer to take advantage of buyer demand and the high home prices. It would appear that Hunter Oaks was no exception in this regard in the 2nd quarter of 2021.
Average home sale prices were up 17.96% compared with the 2nd quarter in 2020. Median sale prices for Hunter Oaks homes also increased 22.1% year-over-year. Average sale price was $577,814. The median sale price was $593,500 Home sale prices ranged from a low of $450,000 to a high of $750,000 during the 2nd quarter. Average and median home prices were also much higher, quarter-over-quarter. Average home prices increased some $71,000 over first quarter 2021. Median home prices increase $116,000 quarter-over-quarter.
On average, sellers received 103.3% of list price in sale price during the 2nd quarter 2021 and 102.6% on a median basis.
Average days on market were down almost 71% in the 2nd quarter 2021 compared with the same quarter one year ago. Hunter Oaks homes took 9 days to sell, on average... 22 fewer days than in the same quarter one year ago. Median days on market were just three days.
In the 2nd quarter 2021, the number of new listings increased to 22 from 12 in the same time frame on year ago, an increase of almost 92%.
At the end of the 2nd quarter, no homes were listed for sale in Hunter Oaks and two homes were under contract. For a community with some 1,000 homes, inventory is beyond razor thin.
