An out-of-state owner contacted me last week about selling his waterfront property in Anne Arundel County Maryland. 

That's nothing new... in fact, I've been helping Anne Arundel County home sellers since 1973, and I'm pretty good at it.

Whipping out my formerly-standard listing presentation was no longer acceptable, even though it has worked just fine for 35 years (with periodic updating).  Here's what I did differently this time:

I hooked up my new Logitech webcam and made a little video for the sellers, so they could put my face and name togther.  Then I signed up for a free trial of Camtasia and another free trial for Screencast to get my little amateur video production hosted (with step-by-step help from Brad Andersohn over the phone - THANKS, BRAD!). 

Since I'm going out of town for a month and my broker will be covering for me, I sat him down in front of the computer to create a second video introducing him to my clients - a first for him!  Then I sent the two videos off to the prospective seller right away.

Note to Margaret:  Next time you do a video, spend more time on makeup and hair before you go to the office.  Oh well, at least I have some... (hair, that is - my broker doesn't).

When I got back from previewing the property, I signed up for a free trial of Jeff Turner's Real Estate Shows and created a 60-second commercial for the property that I could include with the CMA.

Finally, I pulled out the pre-listing package that Karen Luke and I created for the Week 2 Challenge of the Makeover2Takeover Contest, and customized it for this seller.  I sent that off last night, along with the Real Estate Show for this property.

It remains to be seen whether I'll get the listing - and I may not, since the price I estimated is about a million dollars less than he wants.  But the seller will surely be impressed with what I sent him because a video of someone speaking to you by name about your property has to be more interesting than reading an agent's resume and testimonials.

 

I wonder what the other two agents sent this seller...

 

No - don't even ask.  I'm not ready to post a video on the Internet yet,  Maybe next time!

Margret you should post your video. Camtasia is great little tool that can be used in so many different ways. I have done many videos in past for my clients. It' just great that to see that more and more people are turning to video nowdays.

Margaret - Great info and ideas.  I read your post and scanned the comments.  It sounds  like you were going to get the listing but were not 100% sure.

Gorgeous home I'm sure.  The video turned out to be a very nice piece of marketing material.  I hope you have great success getting it sold.

Linda - You're right, you could use your Flip video for this.

Michael - With a distant seller (or even relocating buyer) it really is a great way to communicate.

Christine - This is actually a Real Estate Show, but I think therre's no end to the potential with videos.
