Showing instructions on a property should be simple.
Below is not an example of easy showing instructions.
The above were the directions in the Multiple Listing System.
If you read it a couple of times, you can figure out when to show the listing.
A more straightforward way to give the showing time would be
Available daily 12-8 pm.

Loved that Kathy Streib featured your post in her "Ah-ha" moments for the week! It just makes good sense to "keep showing instructions simple!" Even when they are simple some agents just don't take the time to think and still have to call to clairify. "Go" means Go! Any time.....just Go! Yet some will still call and ask if they can show the house! #%*@#

Hi Margaret:
We see some showing instructions in the MLS that are pretty tough to decipher, which also commonly means there are limitations to access - not a good thing. It was especially challenging when we had all the pandemic restrictions and showing requirements. You can't sell it if you can't show it.

Hi, Margaret Rome Baltimore 410-530-2400 - This is great advice and one I already follow from experience. You reminded me of when I was selling my own home as a consumer and my husband worked nights. An agent and buyers disregarded the instructions about no showings until noon even with a note at the front door. Needless to say, they walked into our bedroom while my husband was sleeping and they were so startled they slammed the door shut (which woke him up)! That day he installed an inside door lock to avoid a future instance! LOL
