The July 2021 Oahu Hawaii Housing Inventory Snapshot represents aggregated values based on Honolulu MLS data as of July 31, 2021. Each inventory category includes a link providing the current Honolulu MLS listings for that particular category. The table does not provide the 30-day trends for the list price, sold price, days on market or available listings. The 30-day trend for the average list price for all categories, except luxury single family homes, rose slightly.  Luxury single family homes fell nearly 5 percentage points in their list price in the past 30 days. The average sold price for luxury market, for homes and condominiums alike, dropped significantly with luxury condominiums plummeting just over 23 percentage points.   


Inventory wise, all categories, except condominiums/townhomes which lost 23 listings, remained flat or had a slight increase. Our average days on market whether considering active or sold listings suggests the market is still supporting sellers. The luxury market seems to be losing steam. Overall, the trend supports a market likely transitioning to a flat market over the next quarter which is consistent with seasonal performance as we move out of summer.
