The community of Vista is located inland in North San Diego County, and borders Carlsbad, Oceanside and San Marcos. Vista offers diverse housing opportunities in tract home communities, rental complexes and 55+ communities, as well as in rural settings with large lots and in many cases great views.
Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services. Major commuting routes (the 15 and 78 freeways) are readily accessible, and there is a terrific Farmers Market each Saturday at the Vista Courthouse Complex – it’s definitely worth a visit.
It’s important for buyers and sellers in the Vista housing market to understand the recent trends and current local market conditions in order to make educated decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
109 homes sold in Vista in July, 11% fewer sales than last month. Here’s the breakdown of activity.
Single Family Homes Sold
84 (down 11%); 8 Average Days on Market; Average Sales Price was $806,728 (down 1%); Average sales price was 105% of original asking price
Condos, Townhomes & Duplexes Sold
25 (down by 3); 13 Average Days on Market; Average Sales Price $468,916 (down 2%); Average sales price was 103% of original asking price
There were fewer home sales in July than last month, especially for detached single family sales. The average sales price was slightly lower for single family homes and for condos, townhomes and duplexes.
The average marketing time was a little shorter for single family homes, but increased to almost 2 weeks for condo, townhome and duplex sales, but that’s still pretty quick. Sales prices ranged from $300,000 to $1,350,000.
Buyers might wonder if homes are selling quickly in Vista. Yes, over half of the homes, 57%, went pending in July in 1 week or less. Buyers should prepare themselves to make quick decisions in this market, for seeing homes they like, and for making offers, so they don’t miss out.

Some buyers were able to negotiate their purchases down from the original asking price; however, a majority of buyers (86%) paid full price or more for their homes, a reflection of the competition. This is important to keep in mind if you are in the market to buy a new home.
The MEDIAN sales price of the single family homes that sold was $782,750 (no change), and $450,000 (down 2%) for condos, townhomes and duplexes compared to June.
At the end of July there were 81 homes for sale in Vista, another increase in inventory, by 27%, and ranging in price from $89,000 to $2,750,000. This represents an inventory of only 5 days for condos, townhomes and duplexes (down from 7 days last month), and 29 days for single family homes (up from 23 days last month), based on the current rate of sales over the last 3 months. Vista continues to be a very strong seller’s market.
95 new listings came on the market in July, down 21% from last month, but that’s still 3 listings hitting the market per day. 70 homes went pending in July, excluding homes that closed, which was 23% fewer than last month. It was still a fairly busy month for buyers and sellers.
