Lets face it, most areas of the US have seen declining property values in the last year or so. Yet, in most areas, property taxes have gone up or stayed the same. Show your clients you are a true professional and suggest that they appeal their property tax assessment (if it is high of course). Not only will they appreciate the potential savings, but if they are in the process of selling, having an appraisal done will accomplish several things.
1. Verify the home is priced correctly, considering the ever changing market.
2. The appraisal can be used in the mortgage transaction for the potential buyer.
3. The homeowner can appeal their tax bill with the local board. If they win, it will bring down the total montly payment of the home (if escrowed) for them and any potential buyer. Any dollar saved in this market will help!
