Addison, TX:  August 2021

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 25, as compared to 26 last month.  Twenty two are pre-owned and three are new construction at Addison Grove. Currently for sale, there are:

  • 7 single family homes (ranging in price from $424,900 - $3,995,000)
  • 2 half-duplexes ($395,000 - $425,000)
  • 9 condos ($199,900 – $550,000)
  • 7 townhomes ($350,000 - $1,350,000)

Only 10 of the available homes have been on the market for longer than 30 days.  

The average number of days on the market for the 23 “active” status, pre-owned homes is 44 days, as compared to 49 last month. The median number of days on the market is 20 days, compared to last month’s 28 days.

There are 39 homes in the pending status (waiting to close), as compared to 29 last month. Twenty two of these are new construction – 5 at Addison Grove townhomes and 17 at Meridian Square condos.

 

 August Sales

Fifteen previously owned Addison homes sold/closed in August, plus with 3 new construction homes; a total of 17 homes closed the prior month. The average list price to sold price ratio is 99.71%, down from last month’s 100.13%.

Pre-owned: The median number of days on the market was 28 days, while the previous month the median was 11.  The average number of days on the market was 30 days. The range in August for the previously owned homes was 2 days to 77 days. The average price per square foot of all previously owned homes that sold is $214.12, up from last month’s $207.27 average.

New construction: The median number of days on the market was 26 days, while the previous month the median was 145 days.  The average number of days on the market was 168 days and last month it was 105 days. The average price per square foot of all new construction homes that sold, all at Meridian Square, is $259.17.
