Short term rentals - should they be allowed or not?

What are your thoughts on short term rentals (STRs) in residential neighborhoods?  We're all familiar with the concept of AirB&B, house sharing and house swapping, but how does it impact each of us?  Are you someone who embraces the concept, and actually partakes as a landlord?  Have you ever stayed in an STR for a few nights or weeks?  Did you have a good or bad experience?

Many cities have now put restrictions in place regarding these short term rental homes, including my island of Maui. It's really complicated here.  In a resort area, the hotels will have a lot to say about the competition, and will do their best to curtail the activity.  What's happening in your area?

Some people say a homeowner should have the right to rent to anyone they want to, for any length of time they want.  If there are no restrictions on the deed or in the neighborhood, then isn't it only fair?  If you own a vacation home, why not rent it out to others when you're not using it?

Some travelers like to stay in family homes instead of hotels and motels, and have a more authentic vacation.  Not everyone can afford an expensive resort for a week or two when there are other cheaper options.

On the other hand, when homes get turned into "party houses" for rent, it disrupts the neighborhood and creates animosity.  Corporations are getting in on the game and displacing families from affording and owning homes in some locations.  Are the homeowners paying enough taxes if they're running a business?  Does the zoning allow it?  What can be done to make it fair for everyone?

There's a lot to consider as a user of this service, and as a member of the community as well. 

Some Pros about STRs:

  • alternative to expensive hotels
  • more diverse locations
  • feels more like "home"
  • helps the homeowner to pay the mortgage

Some Cons about STR's:

  • too many strangers coming and going
  • no respect for the neighbors
  • takes away affordable housing for the community
  • drives up the price of housing

It's a concept that's not going away.  If you're town/county/state hasn't weighed in yet, it's just a matter of time.

As a traveler, I would much rather stay in an AirBNB/VBRO/Vacasa home than to stay in a hotel. I think it's just another option for travelers and should be allowed in appropriate places. But that doesn't mean there shouldn't be rules and consequences for breaking the rules.

Aloha Georgia - I can certainly understand the overwhelming support for short term rentals along with the disapproval of them by neighbors and professional lodging corporations.  Is it yet another case of unintended consequences?

I have always thought that short-term rentals are much better than long-term rentals with regard to respect for neighbors, maintenance of a home, etc.  They have become extremely popular these days and the ones that are managed properly are the ones that don't cause problems.  If something isn't managed properly, issues arise and people become upset about it.

Georgie, there are rules on many communities in Denver too, and short-term rentals are better to stay at.

Georgie, they are putting the same restrictions on here on the Space Coast. It is killing the air bnb business (though many neighbors hate an air bnb house or condo).

Great questions Georgie! Here in Vegas we have eith 1) rentals must be at least 30 days long or 2) the owner must occupy the rental while the tenant does as well

It's a complex issue, Georgie, with lots of pros and cons depending on your perspective, as you have pointed out.

We run into this in Carlsbad especially near the coast. While many HOAs do not allow renting for less than 30 days near the beaches many owners do it anyhow.

If you have ever lived next to a party house you may disagree wholeheartedly. 

Nightmare stories about high performance rental cars zooming through the 25 mph speed zones in residential neighborhoods are blatantly disregarded with dire consequences. 

The garbage that mounts up attracts unwanted rodents while awaiting the twice weekly service.

The pounding music that resonates near water keeps you from sleeping and your little ones who may have to attend school during these party days.

The municipality certainly has rules in place and may not have enough staff to enforce.

Depends ... there are many happy memories being made as well!

We visited Maui few months ago and stayed in a beach condo for a change. I really liked our little vacation, the condo had everything we needed to enjoy our stay.
