Avoid getting carried away with hyperbolic extravagance.

 

Professionals have responsibilities to buyers and sellers to be knowledgeable about the local market, to convey accurate information so an informed decision can be made. Some prefer to show off their creative writing skills.

 

Excessive, over-embellished descriptions have no place in the real estate industry. Hyperbolic extravagance, it seems, has taken the place of a straight forward approach for those looking to gain consumer interest.

 

Professional photos and clear, apt descriptions will garner the right attention rather than questions or misunderstandings once a property has been seen in person. Being concise really matters in real estate and with proper marketing and advertising, a home can be seen in its best light.

 

There is nothing worse than reading about an entire re-model of a home in the agent remarks section only to find out that clearly is not the case once arriving at the property with ready, willing and able buyers! 

 

Getting carried away can show itself in being published in a real estate quarterly newsletter for colleagues and fellow agents to read. Best practices for representation mean keeping to the truth of the matter.

 

When I want to be taken for a wild ride, I'll hire an experienced, hot air balloon operator/owner to carry me away. Happy sales all!

OH Wanda the most absurd situation I ran across was a several years or so ago during the foreclosure days.  A long time client of mine was buying up properties and wanted to see one she had seen online.  It sounded awesome. I called the agent and she conferred it was in 'great' condition.  Sure you betcha!   Did you forget to mention half the roof was missing.  Yup....it was missing!!  On to the next.....

When I read a listing description that is very 'over the top' I am immediately suspcious! I see the same thing with click bait headlines:  The BEST Chocolate Chip Cookies...as an example.

That is true Lise Howe. Using extreme exaggeration to make a point or show emphasis on a property can be very telling. I prefer to make a conclusion based on an in-person visit!

Consumers want a realistic approach to real estate, once the expectation is set, it most definitely better play true Dr. Paula McDonald or there could be trouble ahead!
