Town of Castle Rock - Market Update for August 2021

The Town of Castle Rock is located about 30 minutes (29 miles) south of Denver and enjoys a population of 70,687.  The elevation of Castle Rock is 6,202 feet above sea level.   Castle Rock includes Castle Pines and many rural farm areas outside the City limits.

 

 

The Castle Rock real estate market for the month of June 2021 saw an increase in sales over the previous month.  These stats include Castle Pines and Castle Pines Village, single-family detached homes, and multi-family homes, courtesy of Joan Cox, House to Home, Inc.

 

Sales for August 2021

Sales - 251 properties sold ranging from $175,000 to $4,295,000 (last month -  269 sales)

Average Days on Market - 17 days (last month - 11 days)

Average Price $580,000

List Price/Sold Price - 100.86%   (last month - 102.63%)

These homes were built from 1940 to new builds (2021)

As I could see with the increasing inventory, price reductions and days on market increasing a bit, we saw a slight slowdown mid to end of July.   As we see seasonally, it has picked back up again after Labor Day, and will see fairly strong activity through mid-November.

 

The highest-priced property sold was $4,295,000 and is located in Castle Pines Village.   This home was built in 2008.   It has 5 bedrooms, 7 bathrooms, with a total of 9,130 square feet, and a 4-car garage on 1.52 acres.

I would be fun to view that 4.3 million dollar home. It must be something special.

Good morning again, Joan... I've always felt it was hard to extrapolate market trends when the range of prices in an area is so huge. So often what seems a trend is just the byproduct of the price mix of homes listed in a given time frame.
