There is a $4,500 up front deposit for the owner of the home. If you are a realtor and sell a home that doesn't have the sewer lateral certificate, the buyers may be stuck with that fee. If you are the seller, you can, put in your sales brochure that this must be taken care of by the buyer(s).
In any case if you choose to fix it or the new buyer(s) want to fix it you can use the FHA 203k to accomplish this. If that happens get hold of me as we have been granted, not guaranteed, a waiver provided your consultant includes wording in his or her write up. If you sell without disclosing this to the new buyers YOU may be liable for the fee. Just a heads up.
