It's Snowbird Season along the Beautiful Colorado River

NOW, I joke a LOT about 'hating Snowbirds' and it is a JOKE, period.

Not my target demo, but I have and have had great clients who are 'seasonals'.

BUT at this time each year, we are inundated with folks here for a short short who would rather 'call on the signs and shoot the shit' with whoever than go to casino, river or shopping. 

And to be fair, we get those all year, in one form or another. Resort area, whattayagonnado.

Experience has taught us to identify REAL QUICK who is going to be a 'net negative' . Stealing our time from our serious, valued clients.

The first 10 seconds are pretty much all I need to decide if I want your business.

If in the first 10 seconds, your first question out of the gate is 'what do you charge?'.  

If in the first 10 seconds, after asking what we charge, you tell us that commissions are negotiable, as if we didn't know, and go on to tell us what your buddy in some other state charged them.

If in the first 10 seconds, you begin bragging on your last smokin' deal somewhere else, or whatever you currently have in escrow

If in the first 10 seconds, you haggle the asking price and 'invent reasons' it should be cheaper. 

If in the first 10 seconds you mistake us for someone else's sign you called on.

If in the first 10 seconds you say 'I'm calling from [your home state], so . . .'

If in the first 10 seconds you remark about my photo in a 'come on' way.

If in the first 10 seconds, you want to make jokes or small talk without getting to the reason for your call.

In the first 10 seconds, we'll know you might be someone else's.

But not ours. 


"You got my number?"
"Yeah I got it when you walked in the door"

There have been too many times in my career where I knew within the first 10 seconds that I didn't really want to work with the people but those times would always come when I needed the business so I had to suck it up and grit it out, haha.

My phone will let me know what is or isn't a potential SPAM call and as I never answer a call when I a with another client, it f they leave a message I know I made the right decision to not pick it up

A client of mine sent me his neighbor who is not gonna be a client of mine, LOL 
He called from a number I didn't recognize, left a message that said 'Hi Candice' and nothing else. I suspected a scam so I texted the number and said you called and the message said only that, can I help you?

He showed up at one of my properties with another agent and said he was my client's neighbor. I asked why didn't you call me? "I did but you didn't respond." 
Yes I did, I texted you and you did not respond, did you know your message said nothing but hi? "Oh well my wife does that" DID SHE LISTEN BACK? "Oh well we must have been in a spotty area." OH YOU THINK? 

I always listen back to my VMs to make sure they were clear! Dumbass!

She finally called me back with a completely different reason, asking if I was interested in taking buyer referrals in my selling area...I said, "Twat did you say?"

So true!  The first 10 seconds can tell a lot about where a call is going.  You know it'll be a sales call if they ask me "Is Mr. Huggins there?"  or my favorite "Don't hang up this is an imp..." (well that's as far as I get before hanging up and reporting as spam).


I would be remiss if i didn't include my favorite: "Hi, I'm working with an agent but didn't want to bother them with my question about the house."

Hi Candice A. Donofrio - Once upon a time we were Colorado River Rats so I know what you are talking about!   While on the floor at my last brokerage in Sedona, I had a gentleman come in looking to see luxury homes with red rock views. Of course, at that moment I perked up until he said that they had a couple of hours to kill before heading out to Phoenix to catch their flight.  I gave him instructions to the Pink Jeep location in Uptown!  I looked outside and there was a van full of 10 people!  The nerve of some people just never ceases to amaze me!

LOL, yep! They can be very shameless or clueless, call it what you want about simply wanting a fun excursion. I had a guy call me last Sunday, announcing that he would be in town Wednesday/ Thursday and wants to see a property. I asked if he was a cash buyer. No, but it's financeable, right? Sure, IT is, but you will need a lender before we set that appointment. Never heard back and the property went under contract anyway. So many people that are just going to be in town and 'while we're here let's look at property'.

I've always wondered how agents handle those people who call to see a house just bc they are curious--about those expensive properties in resort areas; these pp  are bored and need to kill time.  Let's look at fancy houses!  They have no idea how agents work or even try to consider the agent's time.
