NOW, I joke a LOT about 'hating Snowbirds' and it is a JOKE, period.
Not my target demo, but I have and have had great clients who are 'seasonals'.
BUT at this time each year, we are inundated with folks here for a short short who would rather 'call on the signs and shoot the shit' with whoever than go to casino, river or shopping.
And to be fair, we get those all year, in one form or another. Resort area, whattayagonnado.
Experience has taught us to identify REAL QUICK who is going to be a 'net negative' . Stealing our time from our serious, valued clients.
The first 10 seconds are pretty much all I need to decide if I want your business.
If in the first 10 seconds, your first question out of the gate is 'what do you charge?'.
If in the first 10 seconds, after asking what we charge, you tell us that commissions are negotiable, as if we didn't know, and go on to tell us what your buddy in some other state charged them.
If in the first 10 seconds, you begin bragging on your last smokin' deal somewhere else, or whatever you currently have in escrow.
If in the first 10 seconds, you haggle the asking price and 'invent reasons' it should be cheaper.
If in the first 10 seconds you mistake us for someone else's sign you called on.
If in the first 10 seconds you say 'I'm calling from [your home state], so . . .'
If in the first 10 seconds you remark about my photo in a 'come on' way.
If in the first 10 seconds, you want to make jokes or small talk without getting to the reason for your call.
In the first 10 seconds, we'll know you might be someone else's.
But not ours.
