Closed Unit-Sales Keep Sliding; With Sales Prices Shooting Up to another High this month for Camas WA Real Estate in August 2021
Once again we see prices 30%+ higher than last year, and $200k higher than about a year ago. We are also seeing a slowing in Pending Sales, and a slight easing in New Listings. Mortgage Interest rates however, remain below 3.0%. Here are the highlights for this month:
- The Short-Term Average Price Trend shot-up approx. $43k to $772,977; which is 33.68% higher than last year; with the 12-Month Moving Average also very strongly positive at 24.50%
- The Inventory level is Still below one-month's worth at 0.8 month's of supply for pre-owned properties.
- Approximately 54 Resale Properties closed in August 2021, compared to 63 Sold in 2020; which is 9 fewer (-14.29%) compared to last year, and 12 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (1.59%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $772,977, which is approximately $222,309 higher than the Clark County average for this month. While County-wide the prices are up. while Camas prices shot up higher & faster!
Next we have my custom chart showing the number of pre-owned properties sold (Unit-Sales); highlighting the Short Term and Long Term trends:
The short-term line is showing the down-trend in closed sales; and appears to have peaked for the season (this can turn-around, however!). The long-term trend line is also showing a stronger-than-typical downward move.
Next up is my Average Closed Sales Price chart showing how high and quickly prices have risen for this market.
Recently when it appeared the price rise had stopped, and perhaps peaked for the season; the strong demand combined with the capability to close the transactions at these higher prices - has pushed prices to a much higher level.
Our final charts are from the RMLS Statistics package showing this month's results in a mixed-line-bar-graph format:
The Inventory-by-Month graph New Listings easing slightly from last month; with Pending Sales and Closed Sales continue their downward move.
The second chart shows the Closed Sales price hitting its all-time high-mark; and the Average List Price posted another very high mark.
Finally, the Average Days on Market jumped up 12 days - to 21 days total which may indicate slowing in this market. Median Days on Market rose by 1 day up to 5 days - which is the 9th month in a row where this element was no more than 4 or 5 days.
