The sales figures for Patterson Ca for September 2021 are in.  The totals below are for single family homes sold in Patterson.

The lowest price home sold in Paterson during September 2021 was $300,000.   

 

The highest price home sold in Patterson during September 2021 was $640,000

 

The number of total sales for September 2021 was significantly lower than September 2020.  The median price was up considerably again this month.  The number of days on the market was way down.

 

The number of offers received in September 2021 was less than what seller's received in September 2020. The selling price in September 2021 was just at, or slightly above asking price in most cases. 

 

There are currently  44 homes listed (Active) for sale in Patterson Ca. They range in prices from $375,000 to $2,200,000. There are currently 35 homes under contract (Pending) in Patterson Ca. 

 

There are a couple of things that could indicate a changing market in Patterson Ca.  The first is the number of offers received per listing is down despite there being fewer sales.  The number of homes currently active is at 44 which is significantly more than last months sales. There are also the 35 pending sales right now that could indicate (along with fewer offers per listing) that the pool of buyers could shrink.  This could ease the pressure on rising prices some.

 

Of course a single month of sales does not make it a trend but it certainly is something to keep an eye on.  Check back here next month to see if the market is indeed headed for a change.
