This market report does not include private sales or manufactured, mobile, or multifamily housing; the numbers are taken from the MLS and are believed to be accurate at the time this report was written, but are not guaranteed.

In September 2021 there were 233 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 2 fewer sales than in August. Here’s the breakdown of overall activity.

 

Single Family Homes Sold
163 (up 7%); 13 Average Days on Market; Average Sales Price $852,560 (up 9%); the Average Sales Price was 102% of the original asking price

Condos, Townhomes & Duplexes Sold

70 (down 15%); 15 Average Days on market; Average Sales Price $575,029 (down 4%); the Average Sales Price was 103% of the original asking price

 

Overall sales volume for September shifted down just slightly, by 2 sales. There were more single family detached homes sold, but fewer condos, townhomes and duplexes. The average sales price was higher for single family homes, but was lower for condos, townhomes, and duplexes. Sales prices ranged from $300,000 to $3,950,000.

 

The average marketing time was 2 days longer for single family homes, and 2 days longer for condos, townhomes and duplexes. It’s important to note that buyers made quicker decisions in many cases – 51% of the homes went pending in 1 week or less, the same as last month.

 

Some buyers negotiated money off the original list price, however, the majority of the home buyers (75%) paid the full price or more for their new homes, due to competition and multiple offers. The MEDIAN sales price of single family homes was slightly more than last month at $795,000 (up by 3%); the median for condos, townhomes and duplexes was lower at $485,500 (down 5%).

There were 26 homes with an Active Under Contract status, compared to 14 last month. These homes are considered active and are included in the statistics below but some may not allow more showings or back-up offers.

 

At the end of September there were 154 Oceanside homes for sale (ranging in price from $339,000 to $7,800,000), a drop in inventory, by 7%, from last month and the second decline!

 

This represents a supply of 21 days for single family homes (down from 23 days last month) and only 15 days for condos, townhomes and duplexes (the same as last month) based on the current rate of sales over the last 3 months. The Oceanside market remains a very strong seller’s market due to continued buyer demand and limited supply.

 

202 Oceanside homes were listed for sale during September, 14% fewer than last month but still positive news for buyers – an average of over 6 new listings daily. The number of Oceanside homes going pending also decreased, from 201 to 186 (excluding homes that actually closed in September). It was another busy month for selling and buying.
