As a Realtor in Los Angeles I often go on listing presentation, yes being in the business for 25 years in the local market this is not unusual. I was given a referral lead where the client was considering listing and selling her home.

Well I got there and she informs me that there was an agent that told her that he had a buyer who missed out on many opportunities because they got out bid....

Now with that said I was asked what the value of her home was, I was about $25-$50k above the offer price. I could have had the listing if I used Real Estate Poetry and said their house should be listed $150k above the price... but I did not.

So with that said who will get the listing? Stay tuned. No I did not get the job yet... time will tell

That happened to us with a commercial building that was owned by a charitable organization.  The agent who got the listing told them he could get them a $100,000 more than we had said they could get.  So, of course they got the listing.  It took them 6 months and they sold it at the price we had told them.  Life goes on.  A

Hi Endre... I hate it when agents "buy" listings by over-inflating a home's value. I always provide chapter and verse to prospective sellers on how I came up with my estimates. If they tell me another agent said they could get more, I ask them if they received detailed information substantiating their estimates. Usually the answer I get is "no."

Endre some Realtors will tickle the Seller's ear and tell them whatever they want to here, and then deal with the reality later.  Unfortunate until reality sets in, the Seller will have wasted a lot of time.

Endre there have been agents that 'specialize' in over priced listings since my first year in the business.  My broker taught me years ago to respond with something like this ....when a seller was being ridiculous in listing price....well let me refer you to someone who specilizes in over priced listings! They always looked at me like - huh? And I've used it over the years!

The true will always prevails!!! I used similar situation, when that happened to me, during my next listing presentation. Showed to my prospect sellers the time waisted with higher prices when it was not the case. Good luck.
