"I want to buy my first house! Where do I begin?"

Last week I talked to a friend of a friend about buying his first home. It's one of my favorite Real Estate conversations to have. The excitement is real, and contagious, and I love being a (huge) part of this journey. You can only buy your first home once after all!

I'd like to buy a house Andrea. I have paid off most of my debt, I have been saving up money but I don't know what my first step should be. I have never done this before. Where do I begin?

I am so glad you asked! Your best bet in making your first home buying journey a successful one is by asking all the questions - you can never ask too many by the way - and by being prepared. There's so much to learn, take care of and pay attention to.

Congratulations! Although you don't realize it you have already taken the first and most important step! You decided to buy a house. That is how the story begins!

Steps to buying your first home in Silver Spring, MD and beyond

  • Consult: we'll meet to discuss your wish list, needs, wants and timeframe in more detail and come up with a game plan. What is your current situation? Where do you see yourself in a year from now? In five years? What do you like? What do you need? Where do you want to be? Are there any other decision makers? What neighborhood amenities are important to you? Where do you work and how do you get there?

  • Team building: we'll identify and connect you to the right-for-you lender. I'll gladly share my short list of loan officers my clients and I have only had great experiences with. Identifying your price-range and having a pre-approval letter in hand is a must before we can begin looking at homes. We'll also discuss title companies, inspectors and insurance agents, all should become part of your trusted team. When things need to happen fast, or there are contract hurdles to navigate, we must know who to turn to and trust that they got you as much as I do!

  • Review: we'll go over all the paperwork. I will email you sample docs needed to make an offer. It's important that you familiarize yourself with it beforehand, so we are ready to knock out the paperwork when we find the one and the offer deadline is just moments away (it happens). We will clarify all that seems confusing, make sure you understand the different contingencies and we'll discuss different offer scenarios & strategies.

  • Connect: I'll text you a link to the Homesnap App. Collaboration is the most efficient way to home search and to never miss the newest listing that checks many of your boxes. All the info is accessible with just a click or a swipe: property info, location, school, taxes, listing history, disclosures... You will be able to alert me to any homes that pique your interest directly within the app and vice versa. If you prefer, I'll do all the searching for you, or you can begin browsing for Homes for Sale on my website.

  • Hunt: Now that you understand the process, have assembled your team and your preapproval letter in hand, are well aware of your must-haves and deal breakers, have identified your preferred location(s) & commute pain threshold, and we've teamed up on Homesnap, we'll begin hunting for the one.

Congratulations! I don't know who is more excited, you or me! You have already begun writing your first Real Estate story.. let's make your ending a happy one!

Hello Andrea - the "want" is an important step and it goes along with proper preparation when first time buyers become property owners.

Good morning Michael Jacobs! Making the decision to buy is the most important step and how the story begins. I love being able to help write the other chapters - and the happy ending.

Hi Andrea- beautifully illustrated post!!!   The smartest thing your new buyer did was speak with you. It's what every buyer needs to do. Work with someone who can guide you through the process. There's so much to take in, it's hard to know where to start.
