Southampton, Southampton Commons, and Princeton at Southampton neighborhoods in Ballantyne all saw increasing home prices in the Third Quarter 2021, setting new price records in all three neighborhoods.

 

Southampton in Ballantyne saw eight homes sell at an average sale price of $406,556 during the Third Quarter 2021, two more than the number of sales in the Third Quarter 2020. Median sale price of homes sold in Southampton in the Third Quarter 2021 was $400,000. Median and average sale prices rose 21.8% and 19.7%, respectively, compared with the same time period one year ago, setting new price records for the neighborhood.

 

Average days on market were 9 days, 10 fewer days than one year ago. Sellers received 106.9% of listing price, on average, in the Third Quarter. Clearly, no negotiating room for Southampton home buyers.

 

New listings were 10 in the Third Quarter 2021, two more than in the same quarter one year ago.

 

At quarter-end, NO Southampton homes were under contract and NO homes were listed for sale. This speaks to just how extremely limited inventory is in Southampton, a community with some 400 homes.

Welcome to Southampton In Ballantyne:
 
Southampton in south Charlotte's upscale Ballantyne area is an affordable, sprawling 400+ home community built by Centex Homes featuring transitional-style 2-story and ranch single family homes. The community is organized into three sections: Cambridge, Oxford, and Wellesley.
 
 
Adjacent to Southampton is the 144 home townhome community of Princeton at Southampton, which had two sales in the Third Quarter 2021 at an average sale price of $275,000 with sellers receiving 100% of asking price in final sale price. Two townhomes were under contract at quarter-end and NO townhomes were listed for sale.
 
 
 
Across Marvin Road is Southampton's sister community of Southampton Commons with an additional 385 homes. Southampton Commons also suffered from limited inventory in the Third Quarter 2021, with just five sales and six new listings. Average sale price in the Third Quarter was $453,100; median sale price was $445,00. Average days on market were just two days. Sellers received 105.4% of list price in final sale price, on average. At quarter-end NO homes were listed for sale in Southampton Commons and two homes were under contract.

Community amenities include an Olympic size swimming pool, clubhouse, basketball court, children's play ground, and walking trails. Southampton Commons has its own pool and children's playground for residents.

Schools:

Southampton neighborhoods are served by top-ranked public schools in Charlotte, including Ardrey Kell High SchoolCommunity House Middle School, and Elon Park Elementary. Private and parochial schools are also nearby, including the British International School in Charlotte, Charlotte Catholic High School.

 

Ardrey Kell High School has again been ranked the #1 best high school in the Charlotte region for a fourth consecutive year.

Southampton is located in the heart of Charlotte's trendy and popular Ballantyne area.
