What Is An Open House?

The easy answer is an Open House is held during a scheduled day and time in which a For Sale property can be shown to potential buyers and buyers agents.


An Open House can be a powerful way to get potential buyers to see your property on the same day. If you have ever sold a home in the past, you may know how inconvenient it can be to continually have private showings with potential buyers at different times and different days of the week.


The viewing opportunities are usually scheduled by the Listing Agent and posted on the local Multiple Listing Service (MLS) and some other syndicated Real Estate sites.


On Long Island there are currently 2 Covid Disclosures, an Agency Disclosure (who the listing agent is representing) and a Fair Housing Disclosure, that need to be signed by potential buyers before entering a property at an Open House. If you do not want to sign these Disclosures, don't expect to be invited in to preview the home. Most agents also want you to sign a Guest Sign-In Sheet with your name and contact information.


In today’s Long Island Real Estate market, the Listing Agent host the Open House on usually a Saturday or Sunday afternoon. For the most part, they are scheduled for 1.5 to 2 hours. Some are scheduled during the week during twilight hours, but we don't see too many of these.  It is suggested that the homeowner leave the property during the Open House. Simply put, it can be uncomfortable for buyers to express interest (or disinterest) in a home if the seller is there listening to their comments. Instead, trust your Agent to handle the event without your presence.


So, make plans to visit an Open House on a property you have interest in, or sellers, ask your Agent to schedule one.

In uur area it is the seller that decides if they want an open house or not.  The frenzy is such that within the first week there are multiple offers.

Hi Sheila and Larry.... personally, not an open house fan and I find that 90% of my clients ask me upfront not to hold open houses and have strangers marching through their house. And in the past couple of years, most of my listings sold before one could even schedule an open house. I also always have security concerns vis-a-vis open houses... for myself and my clients' homes.
