17 homes sold in Lawson during the Third Quarter 2021, nine fewer than in the same quarter one year ago. New listings were also down compared with the same quarter one year ago... nine fewer homes for sale.


Demand for Lawson homes was also reflected in the drop in average days on market, which were down 23 days to 7 days compared with the same quarter one year ago. As a result, home sellers received an average of 103.8% of their asking price during the first quarter 2021. Every home that sold in the third quarter received more than 100% of list price in final sale price. On average, home sellers received 103.3% of list price in final sale price.


Median list and sale prices for Lawson homes increased in the Third Quarter 2021 versus 2020, as did average and median listing prices. Average sale prices in the third quarter increased 30.11% to $612,343. Average sale prices increased almost $51,000 over the second quarter 2021. Median sale price was in the third quarter was $6430,000, an increase of 33.1% year-over-year. Median sale price also increased quarter-over-quarter by $50,000. Home sale prices in the second quarter ranged from a low of $295,000 to a high of $785,000.


At third quarter-end 2021, two homes were listed for sale in Lawson and no homes were under contract. For a community of some 600+ homes, inventory is razor-thin.

Lawson Neighborhood In Charlotte Area's WaxhawOne of Waxhaw, North Carolina's most desired and perennially favorite communities since 2006, Lawson is an idyllic neighborhood set on 558 picturesque acres with tree-lined streets and miles of scenic nature/walking trails.

What Style of Homes Will You Find In Lawson?

One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the $300,000's to over $800,000. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger lots, as well.


Lawson builders included Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles. In other words... something for everyone... from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.

Grant Schneider hi Grant... hard for me to say what is happening with appraisals with other people's listings. In the case of mine, everything seems to be appraising and if buyers have waived an appraisal, if they don't I don't know about it. But as you can see, homes are all selling over asking price.

Joan Cox hi Joan... the house in Lawson that sold for $785,000 is one I listed and sold three years ago at $540,000... at that time it was the first resale in Lawson with a 5 in front of it in 10 years.
